A Toronto-based builder elevates the standard for homemade design

When crafting a home that is fit for you, there are a variety of factors to consider: Space, size and decor are some of the things at the top of the list.

For Sam Mizrahi, owner and president of
Mizrahi Design Build, every factor on his clients’ lists is important.

“We exceed in every aspect of design,” he says. “We meet with a client, discuss needs — family needs, in terms of what they need, home and residence needs, and in turn, meet with architects and engineers. Then, we apply it to the blueprints.”

Since 1989,
Mizrahi Design Buildhas remained dedicated to delivering the highest quality of product. With locations in the Greater Toronto Area including Mississauga and Vaughan, as well as its head office on King Street West in Toronto, the company guarantees to offer “viable, cost-effective and long-lasting constructions.”

In order to do so, the company has become Canada’s first and only ISO 9001 registered builder — one of only two of its kind in North America. ISO 9001 is a set of quality management systems standards set out by the International Organization for Standardization, a non-governmental agency in Geneva, Switzerland, representing 162 countries.

“The best companies exceed [these standards], essentially in every aspect: Building and construction,” says Mizrahi. “We exceed the building code envelope and client expectations, as well as producing the lowest cost per square foot of high-end custom builds with the most efficient and most expedient delivery times.”

Mizrahi Design Build encourages its clients to be involved in many aspects of the design process, maintaining the company’s commitment to making each client’s dream home a reality.

“Really communicate and share all of your vision and ideas of what your requirements and style are for the build of your new home. Show pictures of the styles that you like or take a drive with your builder and show them the aspects of the architectural styles in your community that you love and have a passion for,” Mizrahi recommends to his clients. “Spend the time to see the developments and homes that your builder has built and ensure that the details of the homes… [and] the homeowners that own them are still proud of their homes and the quality of these projects reflect and exceed the expectations of your own individual standards.”

Some of the major design trends that Mizrahi notes include traditional elements infused with contemporary style, and clean lines in architecture as well as interior decor.

“We are going back to the timeless [and the] classic, yet with a fresh look and feel to the colours and style. I definitely believe that different shades of grey is the new black,” he says.

Mizrahi adds that there is a shift in the open-concept design plan to a more formal living space, with wide-plank hardwood floors and the use of stone and marble slabs. There is also the trend of higher ceilings, at a minimum of 10 feet, even in the basement. For specific features, he notes that radiant heating is a popular request among his clients, with heated floors throughout the basement levels, as well as snow melt systems for porches and driveways. Home automation is another big trend; aside from security, clients are now installing features for lighting and music control through their homes. In addition, he has noticed clients becoming more aware of the use of storage space that “follow[s] both form and function.”

To deliver the best home for its clients,
Mizrahi Design Buildis also dedicated to building energy-efficient homes. The company uses the latest technology and materials to assist in waste reduction, lower emissions, and environmentally-aware techniques. According to the company’s website, these include green roofing, recycled materials, and solar and wind energy.

When it comes to the end result, each client can rest assured that both inside and out, the home remains reflective of their personal style and needs.

“We have a complete checklist and flow chart with timelines in a very simple and well-organized process, to take our clients’ wish list and vision and turn these requirements into not only an established timeline to execute but for the client to touch and see every detail — from the property acquisition and permitting right down to the colour selection of the kitchen cabinets and doors,” says Mizrahi. “This allows the client to be really involved and have their own signature on the entire process.”
